Philippine developer builds new $2-billion business district north of Metro Manila
Philippine property developer Megaworld, controlled by Filipino billionaire businessman Andrew Tan, said on October 6 that it would be developing a new business district from scratch in Bulacan province just north of Metro Manila, investing 98 billion pesos ($1.94 billion) in the project over the next 15 to 20 years.
The new district, to be named Northwin Global City, would be located on an 85-hectare site in the province’s municipalities of Marilao and Bocaue not far from the New Manila International Airport currently under construction and accessible from the North Luzon Expressway and the Manila-Clark Railway .
It would feature a commercial district, office towers, residential condominiums in high-rise buildings, hotels and malls, mixed-use commercial buildings, schools and a hospital. In terms of smart city planning, it would also feature amenities such as solar-powered LED streetlights and a fiberoptic network for fast Internet access, as well as bike lanes, flood prevention systems, an intermodal transport terminal and other sustainable infrastructure. The developer also said that 40% of the entire district would be allocated to green and open spaces.
“Putting Bulacan on the global business map”
The new district aims at putting “the province of Bulacan on the global business map because we envision huge multinational companies to be operating here once our commercial district and our office towers will be completed,” Kevin Andrew Tan, Megaworld’s chief strategy officer, said in the filing.
Megaworld has so far developed 27 master-planned townships across the Philippines in the past two decades. Among its landmark projects is Forbes Town Center, a six-hectare commercial and residential district in Fort Bonifacio in Taguig, as well as the 45-storey Petron Megaplaza office skyscraper in Makati and as high-rise condominium also in Makati formerly called “The Trumps” which has been renamed into “One Central” after a brand dispute with former US president Donald Trump.
